Small Batch Lodging – Policies & Terms

We are committed to providing our guests with a safe, comfortable, and enjoyable stay. By confirming your reservation, you agree to the following terms.

Rental Rates & Occupancy

  • Rates are based on double occupancy and vary by demand.

  • Each additional guest, including children, will incur $25 per person, per night.

Maximum Occupancy

  • The Guest House: 4 guests

  • Studio 555: 4 guests

  • The Loft: 2 guests

  • Abode 81: 3 guests

Exceeding occupancy without prior written approval may result in immediate termination without refund and additional fees.

Parties & Gatherings.

  • Parties or disruptive gatherings (Defined as: exceeding occupancy, unregistered guests, loud music, or other disturbances) are strictly prohibited.

  • Approved gatherings require written approval in advance and a $75–$200+ cleaning fee.

  • Unauthorized parties may result in immediate removal without refund and liability for damages or additional cleaning.

Reservations & Payments

  • Reservations must be made online at www.smallbatchlodging.com or by phone at 740-877-3186.

  • We accept credit cards, debit cards, and cash.

  • Reservations are available only to guests 25 years or older. Valid ID may be required at check-in.

  • Reservations are non-transferable without prior written approval.

  • By booking, guests authorize Small Batch Lodging to charge the card on file for: stay charges, pet fees, damages, excessive cleaning, unauthorized occupancy, late check-out, or other amounts per these terms.

Cancellation Policy

Standard Stays (less than 10 nights):

  • Cancel/reschedule at least 14 days before arrival to avoid charges.

  • Cancellations or no-shows with less than 14 days’ notice are charged 100% of booking value.

Extended Stays (10 nights or more):

  • Require a 30-day cancellation notice.

  • Less than 30 days’ notice = 100% charge.

Special Events & High-Demand Dates
Includes but not limited to: Denison Graduation, Denison Family Weekend, Denison Big Red Weekend, Denison Alumni Weekend, Granville July 4th Week, Lost Lands Festival.

  • 50% non-refundable deposit due at booking.

  • Remaining 50% balance due 30 days before arrival.

  • Deposits are always non-refundable.

  • Cancellations within 30 days of arrival forfeit 100% of booking value.

  • Special Events require a 3-night minimum stay and may carry higher nightly rates.

Important Note:

  • Cancellation penalties apply regardless of weather, illness, travel delays, or emergencies. Guests are encouraged to purchase travel insurance.

 

Check-In & Check-Out

  • Check-in: 4:00 PM

  • Check-out: 11:00 AM

  • Unauthorized late check-outs/early arrivals: $50/hour fee.

Smoking Policy

  • Smoking/vaping of any substance (including cigarettes, cigars, e-cigarettes, vaping, marijuana, or other substances) is strictly prohibited indoors.

  • Evidence indoors = $250+ remediation fee charged automatically.

  • Violations may result in immediate termination without refund.

  • Outdoor smoking permitted only if it does not disturb neighbors; materials must be disposed of safely.

Drugs & Controlled Substances

  • The use, possession, or distribution of illegal drugs is prohibited.

  • Marijuana may only be used outdoors in compliance with Ohio law, provided it does not cause odor, disturbance, or damage.

  • Violations may result in immediate termination without refund and charges for remediation.

Pets & Service Animals

We welcome pets, but advance notice is required.

  • Pets permitted only with approval at time of booking.

  • $75 non-refundable fee per pet, per stay.

  • Unauthorized pets = $200 fee charged automatically, plus possible termination without refund.

  • Guests are liable for all pet-related damages, odors, or excessive cleaning.

  • Pets may not be left unattended unless safely crated.

  • Service animals, as defined by the ADA, are always welcome at no fee. Emotional Support Animals fall under the pet policy and fees apply.

Damages, Breakages, Theft & Excessive Wear

  • Guests are responsible for any damage, theft, breakage, or excessive wear to the property.

  • Charges billed at replacement cost plus labor and automatically charged to the card on file.

  • Excessive cleaning needs will result in additional fees.

Noise Policy

  • The Village of Granville enforces a 10:00 PM noise ordinance.

  • Guests must keep noise to a respectful level.

  • Failure to comply may result in immediate removal without refund.

Guest Responsibilities

  • Place towels in laundry bin.

  • Wash and put away dishes/pans.

  • Run dishwasher before checkout.

  • Leave property in good condition; extra cleaning fees (up to $200+) may apply.

Property Access & Safety

  • We may enter with reasonable notice for maintenance or housekeeping, or immediately in emergencies or suspected violations.

  • All properties are equipped with smoke detectors, CO detectors, and a fire extinguisher. Guests must not tamper with these devices.

General Terms

  • Reservations are non-transferable; only registered guests may occupy the property.

  • No third-party bookings. The primary guest must remain present for the entire stay.

  • No refunds for circumstances beyond our control (utility outages, severe weather, municipal works, etc.).

  • Lost & Found: Items left behind will be held 7 days and returned at cost plus $25 handling fee.

  • Any commercial use (filming, events, photo shoots) requires prior written approval and may involve additional fees.

  • All disputes shall be resolved exclusively in Licking County, Ohio.
